What is an ALF DSCR loan?
It’s a DSCR loan on a property used as an assisted living facility. Instead of your personal income, the lender looks at what the property brings in and compares it to the full monthly payment: principal, interest, taxes and insurance.
ALFs are a specialty property, so fewer lenders do them, and each one has its own rules about the license, the lease and the operator. I know which lenders look at these and what they ask for, and you’ll hear it from me before you pay for an appraisal.

Who it fits.
Assisted living is a business and a building at the same time. This loan is for the building.
- Buying a licensed ALFA home or facility that’s already licensed and running.
- Leasing to an operatorYou own the property and lease it to the company that runs the facility.
- Refinancing an ALF you ownLower the payment or pull equity for the next property.
- Self-employed ownersWhen your tax return undersells what the property actually earns.
What to send me.
This is enough for me to tell you which lenders will look at it.
- The propertyAddress, and whether it’s a converted home or a purpose-built facility.
- The licenseThe state license and how many residents it’s licensed for.
- The incomeThe lease with the operator, or the facility’s income if you run it.
- The planBuying, refinancing or taking cash out, and the rough numbers.
The income does the qualifying.
DSCR means debt service coverage ratio: the property’s monthly income divided by its full monthly cost, meaning principal, interest, taxes and insurance. At 1.0, the income covers the cost exactly. Each ALF lender sets its own minimum, and I’ll tell you which ones fit your numbers.
Illustration only. Lenders set their own minimum ratio and decide which income they’ll use. Not an offer or a rate quote.
What ALF owners ask me.
Straight answers. Where it depends on the lender, I’ll say so.
What is an ALF DSCR loan?
It’s a DSCR loan on a property used as an assisted living facility. The lender looks at what the property earns and compares it to the full monthly payment, instead of looking at your tax returns.
Does the facility have to be licensed?
Lenders generally want the state license, and the lease if there is one, in order before closing. Requirements vary by lender and by state, so send me what you have and I’ll check.
Can I own the property and run the ALF myself?
It depends on the lender. Some want a lease to a separate operator, and some look at it differently. Tell me how yours is set up and I’ll tell you who will do it.
How much do I need to put down?
It depends on the program, the property and the income. I’ll give you the real number before you make an offer or order an appraisal.
Can I refinance or take cash out of an ALF I already own?
Tell me what you have and what you need. Whether it’s a purchase, a refinance or cash-out, I’ll match it to the lenders that do ALFs.
Which states?
The same states as all of our DSCR loans. See the map on the DSCR loans page.
Can I close in an LLC?
Yes. Most investors hold these in an LLC.
Can I use this for a home I live in?
No. ALF DSCR loans are business-purpose loans on investment property only.
