What is a foreign national DSCR loan?
A foreign national DSCR loan is a mortgage for people who live outside the US and want to buy a US investment property. Instead of your income or credit history, the lender looks at the property’s rent. If the rent covers the monthly payment, the property carries the loan.
The programs I use for single-family homes take 25% down, have no credit score requirement, don’t need a Social Security number or ITIN, and can close remotely.

Availability depends on the lender and the property and can change. Send me the city and I’ll confirm before you make an offer.
The rent does the qualifying.
DSCR means debt service coverage ratio: the property’s monthly rent divided by its full monthly cost, meaning principal, interest, taxes, insurance and any HOA dues. At 1.0, the rent covers the cost exactly.
Illustration only. Lenders set their own minimum ratio and may use the lease, the appraiser’s market rent or the lower of the two. Not an offer or a rate quote.

What foreign buyers ask me.
Straight answers. Where it depends on the lender, I’ll say so.
Can a foreign national get a mortgage in the US?
Yes. A foreign national DSCR loan lets you buy a US investment property while living outside the US, in 39 states and Washington, D.C. It qualifies on the property's expected rent, not on US income, tax returns or a US job.
Do I need a Social Security number or an ITIN?
No. You don't need a Social Security number or an ITIN to qualify for this loan.
Do I need US credit?
No. There's no credit score requirement, and you don't need a foreign credit report either. If you already have US credit, the lender will use it.
How much do I need for a down payment?
25% down on a single-family home. You'll also need funds for closing costs. Other property types can have different requirements, so send me the property and I'll confirm.
How does a DSCR loan qualify me?
DSCR stands for debt service coverage ratio. The lender divides the property's monthly rent by its full monthly cost: principal, interest, taxes, insurance and any HOA dues. The rent carries the loan, not your personal income.
Do I need to show income from my home country?
No. The loan is based on the property's rental income, so you don't document your salary or business income from abroad.
Can I close without traveling to the US?
Yes. You can close remotely. How you sign depends on the title company and the lender, and I'll walk you through it before closing day.
Can I live in the property?
No. This is a business-purpose loan for investment property only. It can't be your primary residence.
Which countries are eligible?
Most countries are eligible, but each lender keeps its own list, and countries under US sanctions are excluded. Tell me where you live and I'll confirm before you spend anything.
Which states can I buy in?
39 states and Washington, D.C. California, Illinois, Michigan, Nebraska, New Jersey and New York need one extra business-purpose form. These loans aren't available right now in Arizona, Idaho, Minnesota, Nevada, New Mexico, North Carolina, North Dakota, Oregon, South Dakota, Utah or Vermont. Availability can change, so check your state before you make an offer.
Can I buy in Florida, Texas or Colorado?
Yes, all three. Florida is where I do the most work, especially Miami-Dade, Broward, Palm Beach and Orlando, and I also work in Texas and Colorado.
Can I buy a short-term rental or Airbnb?
Some programs allow short-term rentals. City, HOA and condo rules vary a lot from place to place, so I'll check the property's rental rules early.
How long does it take to close?
It depends on the appraisal, title and how quickly your documents come together. I'll give you a realistic date once we have a property under contract.
What taxes should foreign owners know about?
Two come up often. When a foreign owner sells US property, the buyer generally withholds part of the sale price under FIRPTA. Rental income earned by a foreign owner is also subject to US tax withholding rules. Work with a US tax professional before you buy. I can introduce you to CPAs who work with international investors.
Do you work in Spanish and Portuguese?
I work in English and Spanish, and my team also speaks Portuguese.
4MG is licensed in Florida, Colorado and Texas. How do you lend in other states?

I'm Ashlin Endter, NMLS #2154456.
