Pink is the new money · DSCR purchase

Buy the rental. Let it qualify.

A DSCR purchase loan qualifies on what the property will rent for, not on your tax returns. Close in your LLC and keep growing the portfolio.

What is a DSCR purchase loan?

A DSCR purchase loan finances a rental property based on the property’s rent instead of your personal income. The lender compares the expected rent to the full monthly payment, so your tax write-offs don’t hold you back.

The programs I use go down to no ratio, cover 1 to 10 units and have no minimum loan amount. Credit and down payment requirements vary by program, and I’ll give you the real numbers before you make an offer.

Who it fits.

If your tax return undersells you, or you’re buying your fifth rental instead of your first, this is the loan built for you.

  1. Self-employed investorsWrite-offs lower your taxable income. The rent is what counts here.
  2. Growing portfoliosMany programs don’t cap how many financed rentals you can hold.
  3. LLC buyersTitle in your entity from closing day.
  4. Small multifamilyDuplexes to 10-unit buildings, still on DSCR.

The rent does the qualifying.

DSCR means debt service coverage ratio: the property’s monthly rent divided by its full monthly cost, meaning principal, interest, taxes, insurance and any HOA dues. At 1.0, the rent covers the cost exactly. Some programs go below 1.0, all the way to no ratio at all.

From one door to ten.

Single-family homes, condos, townhomes, small multifamily and buildings up to 10 units, all qualifying on the rent.

2–4 unitsDuplexes, triplexes and fourplexes. The rent from every unit counts.

What buyers ask me.

Straight answers. Where it depends on the lender, I’ll say so.

Can I buy a rental without showing my income?

Yes. A DSCR purchase loan qualifies on the property’s expected rent, not your tax returns, W-2s or pay stubs.

How much do I need for a down payment?

It depends on the program, your credit and the property. Send me the scenario and I’ll give you the real number before you make an offer.

What if the rent doesn't fully cover the payment?

Some programs allow a ratio below 1.0, and some have no ratio requirement at all. Pricing and terms are different, so we compare them side by side.

What credit score do I need?

It varies by program. Higher scores open more options and better pricing.

Is there a minimum loan amount?

No. Smaller rentals work too.

Can I buy in an LLC?

Yes. You can close in your LLC from day one.

Can I buy a 2–4 unit or a small apartment building?

Yes. DSCR purchase loans cover 1 to 10 units, and the rent from every unit counts.

Can I use it for an Airbnb?

Some programs allow short-term rentals and use booking history or projected income. See short-term rental loans.

Do you do these for foreign nationals?

Yes. Foreign national DSCR loans need no Social Security number or US credit.
